Flat 8 Harbour Park, 31 Mount Pleasant Road, Poole, BH15 1TU

Let Agreed

Description Print This Page Print this property

A large stylish modern 2 double bedroom flat with fabulous views over Poole Park, Poole Harbour, the Purbeck Hills to Old Harry Rocks, yet just a couple of minutes walk to Poole. Dedicated parking space behind an electrically operated gate. This flat is fully furnished-all you need is your linen.

Harbour Park is situated on Mount Pleasant Road in Poole. You turn into the block paved drive via an electrically controlled gate to your allocated parking space. There is also a visitor parking space. For extra cars, with your tenancy agreement you can buy Poole parking permits for just £55 per year.

Entrance to the block is via a security door with a telephone entry system. The initial communal area houses individual apartments post boxes as well as the entrance to the lift. There are of course stairs to the flat.

A personal oak veneered door with spy hole gives access to the flat. The block has just 9 apartments so there is only one other apartment on your floor.

As you enter the apartment, you get the immediate impression of space with a wide hall and 2 significant storage cupboards. In fact the usual issue with flats is lack of storage: for this flat with these cupboards, fitted wardrobes in both the bedrooms and more storage space than you’ll ever need in the kitchen, it is not a problem.

The centerpiece of the apartment is the large(300 sq ft) living room/dining area with the fantastic views. The French door gives access to the magnificent steel and glass balcony with privacy glass to one end. The decking is non-slip polycarbonate. After work with a glass of wine, sunbathing at the weekend, you will never tire of the myriad of views and watching people playing around on the water. This balcony is your grandstand seat for Poole fireworks. The pretty communal garden below is also used by the residents.

The main bedroom also has the fantastic views.

Everywhere you look in the flat, the owner has ensured quality: chrome light and power points, quality carpets and beds, thermostatically controlled radiators, Glow worm Flexicom 30CX combi boiler, Pilkington UPVC double glazing, oak veneered doors, solid oak skirtings and architraves. The property is very economical on gas and electricity. The kitchen has every appliance you need, both bathrooms are spacious and the windows have either vertical blinds or eyelet curtains on poles.

It is just one of those properties you walk in and think ‘what a great apartment’.

The owner has had the flat since it was built in 2009 and is looking for tenants who will take pride in the property.

This really is a home where you can truly say that you don’t need a car.

You are within walking distance of the bustle of Poole Quay where you can see anything from fishing boats coming back in to sleek Sunseeker yachts, whose home is Poole. You will always find something different here: fireworks evenings to biker evenings, cockles on the quay to traditional pubs to evenings out at the Guildhall Tavern or Sunday lunch buffet at the Hotel Du Vin. And for home cooking, a visit to Greenslades fresh fish market shop on the other side of the bridge will not disappoint.

Of course in town, everything is convenient: doctors, dentists and Sainsburys supermarket all within walking distance. For work out of the area, Poole railway station is just 5 minutes walk with direct routes to London and Manchester. By car you can quickly access the A31 with at least dual carriageway to the New Forest, Southampton and the UK motorway network. Bournemouth International Airport is the fastest growing in the UK. Poole bus station is also a National Express link. From Poole Quay there are ferries to France and the Channel Islands.

Commercially Poole is a growing area, enhanced by the new Twin Sails bridge and the Poole/Bournemouth conurbation is a significant employer in the South of England with the headquarters of LV, JP Morgan, Barclays International, RNLI, Sunseeker Marine and Merlin Entertainments.

You are on the edge of Poole Harbour, which is the 2nd largest natural harbour in the world, and haven to boats of all sizes. There are of course many marinas, yacht clubs, and slipways and even if the water is not for you, it remains a spectacular sight to watch the kitefsurfers and windsurfers in this UK hub for the sports.

There is also a large cycling community with a favourite trip being to take the Sandbanks chain ferry to explore the Purbeck Hills. Dorset’s Jurassic Coast is a key destination for walkers. The area has a number of quality golf courses and tennis clubs and of course our neighbours in Bournemouth have a Premier League football club. Or just laze on the famous Sandbanks beaches.

With Poole Hospital on your doorstep even troubled times are convenient.

Waterside lifestyle.
